OPEN carried out a Townscape and Visual Appraisal (TVA) of a proposed mixed-use development on vacant land at Shieldfield, Stoddard Street, Newcastle Upon Tyne.

The land is the final development plot within the Portland Green Student Village masterplan, which is positioned to the east of Newcastle City Centre in Shieldfield and for the most part, has been implemented.

A previous masterplan proposed three buildings for the Stoddart Street site but was facing some concern from stakeholders with regards to buildings heights proposed, being taller than those approved in the masterplan. Consultations allowed a compromise position to be reached which will see the building heights set at approximately 1 storey higher than those in the masterplan.

The TVA addressed the additional building heights and the justification for these slightly higher buildings in the current site context. It contained a townscape appraisal and a visual appraisal supported by photomontage visualisations showing the form and heights of the buildings proposed, in comparison with the heights of the buildings in the previous masterplan.
