Masterplanning and landscape design for the continued development and evolution of Daresbury Park, one of the north-west’s most high profile and well-regarded business parks.

The existing business park was conceived and delivered as a premium business park in the 1990s. It has been highly successful in attracting high-end occupiers and lifting the profile and reputation of Halton borough as a quality business location.

OPEN has been appointed to help guide the future evolution of the park, based on the joint aspiration of the land owner and Council to take a more mixed use approach in future phases. The aim is to create a more diverse, active and sustainable place by combining new business space with local centre uses and residential development.

Daresbury Park

OPEN prepared development framework parameter plans and promotional brief to define a mixed use concept and advance the proposition through the Local Plan process. This achieved consensus, being embedded as an allocation in the draft Local Plan and paving the way to delivery.

Our role then evolved to provide more detailed masterplanning and design input, establishing the optimum design approach in the face of challenging site constraints. This has been undertaken in a parallel with landscape and visual impact assessment – also undertaken by OPEN - cognisant of established landscape character and potentially sensitive visual receptors.

This work has culminated in the preparation of an outline planning application, inclusive of final parameters plans, site framework plans, illustrative layouts and illustrative design materials packaged in a comprehensive and well-presented Design and Access Statement. We also provided a LVIA as a formal chapter of a comprehensive Environmental Statement.
